For Current Tenants: Maintenance Services

General Information and Policys
 
The CRC provides the following services to the tenants in the park as part of the lease:
 
Janitorial – Janitorial service is provided in the evenings 5 times per week and consists of basic floor cleaning, trash removal, and cleaning of public areas. Details of this service are found at Janitorial Specifications but keep in mind that specific tasks may differ for lab areas. If you have a question or complaint about that service go to the Janitorial Complaint Form. Under no circumstances are janitorial staff allowed to unlock doors for tenants.
 

Carpet Cleaning – Annually the carpets are cleaned by a professional outside contractor as a service to our tenants. If you need additional cleaning due to spills or special occasions go to the Carpet Cleaning section and contact one of the contractors listed there.
 

Window Cleaning – Annually all windows in the park are cleaned both inside and out by an outside contractor. See the Window Cleaning Schedule. If you need additional glass cleaning it can be arranged by CRC Administration.
 
Maintenance Services – The CRC is responsible for replacing building lights and maintaining electrical service to the suites, providing heating and cooling, and keeping doors and other building equipment in good operation. If you have a need in any of those areas go to Maintenance Request Form.
 
Touch-Up Painting – the CRC will provide you with paint to do basic touch up for walls that are painted in CRC White, our standard color.
 
Contractor Services – the CRC can coordinate and provide contracting services for remodeling or other needs. Go to the Construction Services section for additional information.
 
While we will try to help make your office at the CRC as care-free as possible there are some things you need to keep in mind:
 
Outside contractors used by the park to provide services are governed by specific contractual duties and obligations. We can only make sure they do what they are contracted for. They cannot do “extra” things for the tenant unless arranged for in advance with appropriate compensation.
 
Our small maintenance staff is only allowed to work on properties and equipment owned by the CRC. They are not allowed to move tenant furniture, hang tenant furnishings such as marker boards, or otherwise. If you need such services we can arrange for an outside contractor to contact you or you can contract directly with one of the approved contractors in the Contractors List.
 
Pest Control – Because of liability the CRC does not periodically spray for insects or rodents campus-wide. If you are having a problem we can arrange for traps to be set or spraying to be done to address a specific problem. It is the tenant’s responsibility to keep food and other attractants stored properly.
 
The conditions of your lease require you to leave your suite in the same condition as when you moved in. This typically means clean walls without holes or scars and flooring that is clean, not frayed. We will provide you with touchup paint for CRC White for you to do this work yourself or we can arrange for contractors to come in after you have moved out. Of course you will be responsible for the cost.
